Once a Room has been assigned to a Manifold and has loops in it, the loops can be offsetted from the Wall to create a gap.
In Systems Settings, a Perimeter Offset can be set which will apply to all Rooms in the project with loops in it, unless they have been overridden.

Perimeter Offsetcan be entered in.
How to Add a Custom Perimeter Offset
A custom Perimeter Offset per each Wall for the Room can be added:
Hover over the
Walland drag the offset/gapHover over the
Wall, select the offset and input the value in the pop up windowRoom Edge
